Remediation Strategy & Validation
Once the Phase II Intrusive Investigation has been completed and a full assessment of the underlying soils and any ground gas regime has been established, there is sometimes the need for a Remediation Strategy.
This Remediation Strategy is only required if unacceptable levels of soil contamination risks have been identified during the Phase II Intrusive Investigation. If soil contamination is identified during the Phase II Intrusive Investigation then this Remediation Strategy becomes an additional planning condition set by the local authority.

The Remediation Strategy is a document that details the steps required to reduce or completely remove any identified contamination risks on the site. This document is then used during the construction phase of works as a guideline for contractors to adhere to, in order to remove these identified contamination risks to the proposed new end user.

Following completion of the remediation works on the site, a Validation (or Verification) Report must also be submitted. This report brings together all supporting information, documents, and any other evidence that demonstrates that the remedial works have been carried out in accordance with the remediation strategy report. This sometimes requires additional soil testing and visits to a site in order to confirm all remedial works have been done correctly.

The Validation Report provides a final sign-off on any soil contamination issues that were identified, confirming that the issues have been addressed and no further risk exists.
